Residency by Investment

A Mediterranean base with Europe's most accessible property entry point.

A Mediterranean base with Europe's most accessible property entry point.

Greece grants five-year renewable residence permits to property investors, with no minimum stay obligation. Thresholds vary by location, allowing families to combine lifestyle with a disciplined entry price.

Why Greece

Greece is the last major Schengen state where residence is still tied to a real asset the family can use, and the tiered thresholds mean an entry price that varies with where the family actually wants to spend its summers. The absence of any minimum stay makes it a holding position rather than a relocation.

Benefits

  • Residence for three generations of the same family
  • Schengen travel without a separate visa
  • No minimum stay requirement to maintain the permit
  • Property may be leased for yield, subject to programme rules
  • Permanent renewal while the investment is retained

Qualifications

Every adult applicant is screened to private-banking standard. The points below are the statutory floor; the desk may ask for more depending on the source of wealth.

  • Full purchase price paid by bank transfer, not cash
  • Greek tax number and local bank account
  • Clean criminal record and medical insurance
  • Property title registered before the residence application

Investment requirements

Thresholds below are the statutory minimum for a single applicant unless stated. Family composition changes the figure.

Open. Thresholds were raised in the prime zones during 2024 and the restoration route now carries the lowest entry point.

Hampton & Kent and Greece

Our Greece desk files through licensed local counsel and owns the mandate from the first conversation to the document in hand. We do not hold client investment capital, and government contributions are paid directly to the relevant state account. Where Greece is not the right instrument for a family, we say so before any fee is discussed.

Programme terms are set by the government of Greece and change without notice. Nothing on this page constitutes legal or tax advice.
